Most agents read it, practice it once, and think they have it down. Then they call an expired listing and get hit with "We already relisted with someone else" and freeze.

The script handles that. But you have to practice the branch, not just the trunk. The trunk is the main script. The branches are the responses when they push back.

Practice the branches. Out loud. In your car. Before your first call. That is the difference between the agent who books the appointment and the agent who says "Okay, good luck" and hangs up.
